The total value of the real estate market in the Republic of Serbia in the first half of 2025 reached 3.8 billion euros, representing an increase of 11.9% compared to the same period in 2024. The market shows stable dynamics with 60,964 sales contracts, a slight increase of 0.5%, while apartment prices continue moderate growth at an annual rate of 5.78%.

The largest share of total market value relates to apartments – 2.3 billion euros, or 60% of the market. A total of 302.9 million euros (8%) was spent on the purchase of houses, 274.2 million (7%) on construction land, 162.9 million euros (4%) on commercial premises, and 105.5 million euros (3%) on agricultural land.

The City of Belgrade dominates the value of apartment transactions with a 53% share. It also leads in the turnover of garage spaces (68%), commercial premises (44%), and construction land (52%). In contrast, the Vojvodina region leads in the turnover of agricultural land with a 70% share, as well as in the turnover of houses (40%) and weekend cottages (59%).

The highest number of sales contracts during the first half of 2025 was submitted by notaries in the jurisdiction of the Basic Court in Novi Sad – a total of 5,433 contracts. The highest monetary volume was recorded in the jurisdiction of the First Basic Court in Belgrade, totaling 724.5 million euros.

The notary office of Dragina Divac, under the jurisdiction of the Second Basic Court in Belgrade, stood out as the office with the highest number of submitted sales contracts – 970, along with the largest volume of financial transactions amounting to approximately 137.6 million euros.

Residential and commercial real estate recorded growth in both the number of contracts and market value. The value of apartment transactions increased by 23.4%, with the number of contracts rising by 8.2%. Commercial properties saw a 6.1% increase in the number of contracts and a 6.3% rise in value. Garage spaces, despite a 15.1% decline in the number of contracts, experienced a 14.7% increase in value. The housing market recorded a decrease in the number of contracts (-4.9%) but an increase in total value of 8.9%. Agricultural land showed a decline in the number of contracts by 10.8% and a drop in transaction value of 10.5%.

The mortgage market also recorded strong growth – loan financing was registered in 13% of contracts, an increase of five percentage points. For apartments, as many as 30% of purchases were financed through loans, a significant jump from last year’s 21%.

The highest prices in the market in the first half of 2025 were recorded in Belgrade Waterfront, where the most expensive square meter of an apartment was sold for 9,805 euros, while the most expensive apartment reached a price of 1.8 million euros. The most expensive house was sold in Savski venac for 3.8 million euros, and the same municipality recorded the most expensive garage space – 66,000 euros. The highest price per square meter of a commercial property reached 5,648 euros in Belgrade, while the most expensive commercial property was sold in Kragujevac for 2.4 million euros. The most expensive agricultural land in Serbia, located in the municipality of Kula, was sold for 1.2 million euros.

By publishing reports on the state of the real estate market and data from the Real Estate Price Register, the Republic Geodetic Authority aims to ensure greater transparency, improved market functioning, and a reliable basis for making strategic decisions in the real estate sector.
