The fourth phase, as can be seen in the construction permit, предусматрива the construction of an office building (Building A1) with a structure of 2B+G+6 (two basement levels, ground floor, and six floors), with a net area of 6,874.85 m² and a gross developed construction area of 7,914.79 m².

The new building is planned to include 13 commercial units and 104 parking spaces.

The estimated value of the construction works amounts to RSD 460,758,137, excluding VAT.

As a reminder, the Novella residential and commercial complex is planned on the site of the former Novitet factory, between Futoški put, Bogdana Šuputa Street, and Dubrovačka Street in Novi Sad.

The entire complex will cover a plot of 12,728 m², with a total gross building area of 50,904 m². The project envisages the construction of five lamella buildings of different purposes and heights, ranging from eight to sixteen floors, with two levels of underground garages.

The residential part includes 274 apartments with an average size of 66.78 m², while the commercial segment comprises 192 retail and office units, as well as one preschool facility.

At the center of the complex there will be an inner courtyard with greenery, squares, children’s playgrounds, and pedestrian zones, while the central area will feature a piazzetta with a fountain, restaurants, cafés, and other amenities open to the wider public.

A kindergarten for approximately 60 children is planned, with an area of 412 m² and an outdoor yard of around 300 m². Parking requirements will be met through 681 parking spaces, including 634 in the garage and 47 on the plateau, along with 299 bicycle parking spaces.

As previously announced, construction will be carried out in four phases.

The urban planning project was presented for public review last autumn.
