The project investor is Progres d.o.o. from Novi Sad, which previously, in August 2025, obtained a final and legally binding building permit for the conversion of an existing building into a Category “V” hotel with accompanying office space. The planned development includes a building with two underground levels + basement + low ground floor + raised ground floor + one upper floor, comprising a total of 60 hotel rooms, three commercial units, and 86 parking spaces located in the underground levels.

The total gross floor area of the building amounts to 8,778.3 m², of which 3,798.3 m² is above ground, while the underground levels will be designated for garage parking, technical rooms, and storage areas. Vehicular and pedestrian access will be provided directly from Takovska Street.

According to the data from the building permit, the estimated investment value is approximately RSD 918.8 million. The project includes the construction of two additional underground levels, as well as the complete reconstruction and adaptation of the existing above-ground structure, with a change of use from office space to hotel accommodation.

The site is located in the immediate vicinity of Tašmajdan Park, the Main Post Office, and the RTS building. The building borders a green area that fills the space between the structure and the Main Post Office Palace, the Church of St. Mark, and the Russian Orthodox Church.

According to the urban planning project for the adaptation, reconstruction, and extension of the underground garage and the change of use from an office building to a hotel—currently on public display—and developed by Progres from Novi Sad as the investor, the hotel will be categorized as a three-star facility and will include a restaurant, office space, an underground garage, and outdoor parking, reports eKapija.
