This modern complex will be built on a strategically positioned location, close to the city center, highway and all key roads.

With a total investment of 85 million euros, Delta Iron represents the return of Delta Real Estate to the Novi Sad market and brings a new generation of business premises.

Delta Iron is being built in accordance with the highest global standards, with the ambition to become the first business complex of this size with LEED Platinum certification. The complex will provide as much as 60% of its energy from renewable sources thanks to systems of solar panels and geothermal probes.

In addition, a system for collecting and processing rainwater, three-layer glass, smart energy management systems and more than 250 seedlings in the immediate vicinity of the building are planned - all with the aim of creating a healthy and productive work environment.

According to experts' analyses, this system makes Delta Iron even 54% more energy efficient compared to average facilities of similar purpose.

"Delta Iron is not another business facility, but a strategic response to the growing needs of the market for sustainable, flexible and high-quality spaces. We believe that this complex will become the new business center of Novi Sad," said Katarina Gajić, director of design and construction at Delta Real Estate.

Four interconnected slats with a total of 40,000 m² are organized around a central atrium divided into three thematic zones (EDU, HUB, ZEN), and on the ground floor there are planned facilities for the daily functionality and quality of life of users - restaurants, gym, pharmacy, retail and gallery space.

The first tenants have already signed their contracts and their works are expected at the end of the year, while the completion of the first phase and the second phase of works is planned for the middle of 2026. Currently, over 130 workers are employed at the construction site, and the number will increase to around 300 in the coming months.

Angelina Nekić, vice president of Delta Holding and general director of Delta Real Estate, pointed out that Delta Iron represents a strategic turning point: "With this project, we confirm our commitment to the development of sustainable, smart and user-oriented spaces. Novi Sad gets a new point of gravity when it comes to modern business."

Miloš Grdinić, director of development and portfolio of Delta Real Estate, referred to the market data that indicate a growing demand for quality A class office space, while the supply is still limited, emphasizing the importance of this project: "At a time when ESG standards have become the basis of business decision-making, Delta Iron offers the best ratio of price, quality and long-term value. This makes it a rational choice for forward-thinking companies."

Delta Iron is part of Delta Holding's investment cycle worth more than one billion euros, which includes the Delta District and Delta Land projects in Belgrade.
