The project by AFI Europe Serbia not only brings modern office spaces but also reinforces the trend of sustainable urban development in the capital.

AFI City Zmaj spans a total of 180,000 square meters and is being constructed in several phases. The first phase, completed in May 2023, included two buildings with five floors and a recessed top floor, offering around 27,000 m² of office space and more than 400 parking spots. According to the latest information, the third building is currently under construction. It will have eight floors, an additional 2,500 m² per floor, as well as 388 parking spaces.

The development plan envisions a total of five office buildings, and AFI Europe has already announced future phases — Zmaj East and Zmaj West — confirming the company’s long-term vision of making this complex one of the key business hubs in Belgrade.

Sustainable Development and Modern Standards

AFI City Zmaj is a project that combines functionality and ecology. The complex is designed with a LEED Gold certification, meaning it meets high standards of energy efficiency. Planned features include green areas, preserved trees, pedestrian paths, spaces for creative activities, and outdoor sports facilities. In addition, there are charging stations for electric cars and bicycles, contributing to sustainable mobility in this part of the city.

Location and Connectivity

The strategic location of AFI City Zmaj makes it especially attractive for companies: it is only a 13-minute drive from Nikola Tesla Airport, in close proximity to the E-75 highway, and just 100 meters from the railway station. This connectivity ensures easy commuting for employees and efficient logistics.
