Although still under construction, the b40 business center is already drawing attention in New Belgrade. With its unique architectural design – featuring cascading terraces on every floor and rounded corners that blend harmoniously with the surroundings – this development signals a new era of office spaces in Serbia.

Located at the corner of Milutina Milankovića Boulevard and Omladinskih Brigada Street, b40 sits in a highly accessible yet quiet area, with direct connections to the highway, airport, and railway station. The building will offer 6,000 m² of above-ground space spread across a ground floor and six upper floors, designed as a modern open-space office building with no residential units. Each floor will include a terrace, with the sixth floor featuring the largest one – measuring 150 m².

Construction is scheduled to be completed by the end of 2025, and façade work is currently in its final stage. The project is being built using environmentally friendly materials and features a range of energy-efficient technologies, including smart heating and lighting systems, access control, and air quality monitoring. The building will also be equipped with KONE elevators, ensuring safe and efficient vertical transportation.

A two-level underground garage will provide 70 parking spaces, while the green area next to the building will create a welcome balance between urban functionality and natural surroundings.

The developer, Mondo Development, emphasizes that the vision behind b40 is to offer a workspace that fosters productivity while prioritizing user well-being and social responsibility.

“We believe sustainability and social responsibility are not just trends but essential foundations for long-term success. That’s why b40 is envisioned as a functional, technologically advanced, and architecturally refined business environment,” says Luka Petrović, COO of Mondo Development.

With its flexible interior options, contemporary design, and adherence to the highest construction standards, b40 is already redefining what modern office development can look like in Belgrade – not just as a building, but as a vision of the future of business.
